Design doesn't stop when construction starts—that's actually when the questions really begin. Construction Administration is how we stay by your side through the build, so those questions land with us instead of you.
Here's the thing most clients don't expect: contractors call constantly. Quick questions about a detail, a substitution, a schedule change—decisions that often need to be made on the spot, in the middle of your day, with no time to really think them through. Even if you could handle it, you shouldn't have to. That's not what you hired us for, and it's not how good decisions get made. So we make sure those calls come to us instead. Contractors talk to us, not you.
What that looks like depends on you. On the lighter end, we're your point of contact for design questions as they come up—keeping the intent of the design intact without taking on the full weight of the project. On the fuller end, we're on-site regularly, reviewing submittals and samples, walking punch lists, and keeping an eye on budget and change orders so nothing slips through the cracks. This flexibility matters most on renovations—if you want to stay more hands-on to save on cost, we scale back accordingly; if you'd rather hand it off completely, we're fully in the loop from first site visit to final walkthrough. Either way, we work around your budget and your comfort level, not the other way around.
Pricing varies by project type—typically hourly for light renovations, or a percentage of construction cost for full-service projects, scaled to your level of involvement. Details are outlined in your proposal.
